Former Mall at Turtle Creek property sold, real estate developer confirms

Jonesboro, AR – (JonesboroRightNow.com) – Sept. 18, 2025 – A portion of the former Mall at Turtle Creek property has been sold, Josh Brown, of Haag Brown Commercial Real Estate and Development, confirmed. 

The 38.89-acre property had been up for bid until Sept. 10, according to a listing on RI Marketplace. At this time, the sales price for the property has not been disclosed. Before closing, bids for the property were as high as $4.875 million.

Brown told JRN that the client is one with whom they have been through numerous projects over the years, but he could not confirm the name of the buyer. He said the buyer asked Haag Brown Commercial Real Estate and Development to remain off the record until after closing, which should be in the next 30 days. 

He said the entity closing on the property would be “Turtle Creek Jonesboro, LLC.” Records on the Arkansas Secretary of State’s website show that under that name, Keith Bayird, of Paragould, is listed as the incorporator/organizer, with the filing type being a limited liability company.

Brown said they expect a new 96,000-square-foot building to be leased to national tenants, some of whom were in the mall before the March 2020 tornado.

“We have already had interest from a serious anchor tenant who would bring huge new life to the property,” he said, not disclosing who that tenant would be.

As of this week, agreements have been signed that will make Haag Brown the exclusive leasing and development company for the new project. Zac Qualls and Nathan Eller will lead the brokerage team and recruitment for new businesses for the project, while Brown will work on advising for development.

Brown said they are excited what this project will mean for the community.

“This area was deemed as ‘blighted’ when the Mall at Turtle Creek was developed,” he said. “The mall brought much needed life to this area in Jonesboro. You can feel now that the area needs that life breathed back into it.”

Since the tornado hit, Brown said his company has worked to relocate and recruit retailers to Jonesboro. He added that they are “going to take this very personal.”
